Mortgage refinancing considerations are even more complicated now with the economic crisis still in full swing. Lending institutions that were once giving loans and mortgages to just about anyone have tightened their belts considerably. It is, in fact, extremely difficult to even get a loan unless you have pristine credit and a good reason to need one.

When considering mortgage loans it is vital that you take into account how much longer you plan on owning that property. All loan originations have fees that the lender charges. After all, they are in it to make money. Examples of these fees include attorney fees and appraisal fees. There can be more depending upon the lender.

You may, in fact, be able to obtain a new mortgage with an excellent interest rate that will save you plenty in your monthly mortgage payment. But that savings must be weighed against the cost of the refinancing process. A rule of thumb in the refinancing businesses is that staying in a refinanced home for ten years will make it a worthwhile option.

If however you are planning to own the property for less than 10 years then it may not be worth refinancing. Even though the interest rates will be lower, the fees to get the mortgage will have pretty much negated your savings. That is why it is so important to carefully plan these things out and seek your best options.

Taking these things into consideration when looking into refinancing your mortgage will help you make the best decision for your particular circumstances. You can find a mortgage calculator on line that will help you compare your different options.  Using different loan amounts, interest rates and fees will give you some bottom line figures to work with.

When considering refinancing options you will have the choice of two different types of mortgages and two loan term options. The first option is the fixed rate mortgage. It locks in the interest rate on the loan for the duration of the loan. The second is the ARM or adjustable rate mortgage. The interest rate on this type of mortgage can go up and down with the rate as it is adjusted by the Federal Reserve Board within a certain set of parameters. They usually start out at a very low rate. Mortgage terms are most commonly 15 years and 30 years.

An adjustable rate mortgage may be your best option if you plan to sell your home within a short period of time. It is important to recognize, however, that an adjustable rate can go up as well as it can go down. Make sure that if it reaches its higher end that your payment will still be affordable to you.

Weighing all the factors is crucial to refinance mortgage loans to your benefit. Taking the time to evaluate various scenarios and different outcomes will guide your decision making process. You will want to decide whether or not to refinance based on the long term results not just the amount of your immediate monthly mortgage payment. The hidden costs may end up costing you more than you save.

As you start your search for a mortgage, there are a few questions you need to ask yourself in order to narrow your search and know what you’re looking for. Unfortunately, the answers to those questions aren’t always easy. For some honest mortgage advice on the answers to your mortgage questions, keep reading.

Fixed Rate Mortgage or ARM?

If you plan to stay in the house you’re planning to purchase for longer than 7 years or simply want stability in your monthly payments, pick the fixed rate mortgage if you can afford it. A fixed rate will allow you consistent payments month-after-month for the duration of the mortgage loan.

Alternatively, an ARM (Adjustable Rate Mortgage) is great for families who know they’ll be out of their house in less than 7 years. Before you take on an ARM, ask your lender what your worst case scenario would be based on your annual rate adjustment cap. Make sure you could financially handle a potential sharp spike in your monthly mortgage payments.

How Large Should My Down Payment Be?

Ask yourself how much of an interest rate reduction you’ll get with a higher down payment and whether a lower down payment will result in having to pay expensive private mortgage insurance. Mortgage insurance is often required by the lender to cover their risks when the buyer’s down payment is too low.

Typically, investing in a larger down payment results in a return on the investment that’s equal to the mortgage interest rate. Now, if dropping your down payment puts you in a different category (for example, below 20% or below 5%) that can affect the return significantly.

Do I Want an Interest-Only Mortgage?

An interest only mortgage offers homeowners an option to pay only interest, but for a specified period of time. This results in a lower required monthly payment and the buyer is still free to make payments on the principal.

Interest only mortgages should only be used though by borrowers who actually need them. For example, a good candidate might be a freelancer or contractor who has a fluctuating income and wants the freedom to make extra payments on the principal while still having a smaller monthly commitment.

Other examples include individuals who need the cash flow for high-yielding investments (earning more than 9% over the long term) or families who are expecting to make higher incomes in a few years, at which point they can begin making some significant principal payments.

Should I Accept a Pre-Payment Penalty?

A pre-payment penalty is a clause in your mortgage agreement that says you’ll pay a penalty if you pay off the mortgage too early or seek to make extra payments. On the surface, you might assume the lending institution would welcome the faster repayment of its loan. However, doing so actually results in some financial loss through lost interest payments.

Typically, prepayment penalties disappear after a few years. If you opt for a fixed rate mortgage and plan to remain in the house for a long time, you can often exchange a pre-payment penalty for a lower rate!

In addition, there are mortgages of specific types such fixed rate mortgages and adjustable rate mortgages. The basic difference between these two varieties of mortgages is the rate of interest. On the other hand, adjustable rate mortgages are those plans where interest rate varies. When the payment of mortgage is made before its due date, the situation is termed as prepayment. Generally, lenders do not favor prepayment because they will make a loss on the interest. Some lenders allow paying back the mortgage in advance. If the borrower wants make prepayment of the mortgage, the matter must be properly and clearly discussed with the lender. It is essential that the borrowers read the terms and conditions clearly before entering into the contract.

Right mortgage advice is extremely essential in terms of mortgage fees. To successfully avail the loan, the borrowers need to pay several types of fees. With proper mortgage advice, the borrowers would be able to make out the difference between the fees that are appropriate and fees that are unjustified. In case of mortgage, fees are regarded as points. Take an example, when the value of mortgage is ?200,000 and the fee is 2 points, then the real fees that needs to be paid is ?4000. Borrowers must avail proper mortgage advice to settle with the points.

Which is the Best Website to Get Refinance Home Mortgage Loan Quote and Advice?

There are many webmasters who are serving mortgage quotes on their websites. This is another way for mortgage lenders to get exposure. These webmasters may use their experience in the mortgage business to provide information, advice and tips. That is the way they attract many readers to their site. Some may go ahead and take a quote from providers of financial products and the webmaster earns negligible amount.

These websites are not any less important than others. Those quote systems are run by large intermediary firms. A small webmaster may have access to them as much as the large brokerage firm. The advantage of these quote systems is that they operate like an online broker. They have a large participation. Many lenders, large or small, may participate on those for many reasons. One is that they almost get free advertisement. They do not pay anything until they receive a valid enquiry.

Some of those online quote systems are better than others for several reasons. One could be that the form is shorter and requires less information. The other is that they come up with up to four quotes with one form filling. Most of them are as secure as it gets. They do not collect any money, they are free anyway. The information collected is safe as well. It takes years to develop these systems and takes that long to establish a mortgage lender and webmaster following as well. It is in the developers and promoters interest to safeguard the information. Most do not keep the information in their system after a while.

Homeowners could loose valuable time looking at which website to get their quotes on or which lenders they need to ask for a quote. They could get on one that they feel comfortable and get their quotes in. At this stage they should not even bother who the lender is, just take the best rates and lenders down. There is no point dwelling over a lender that will not make their final list of 3 or 4 lenders. Once they are convinced that they have found the bottom of the deal, they need to start looking into details. They may ask detailed fees and costs sheet or Good Faith Estimate and compare them from all angles.
