Buying a home is always exciting, but it can also be stressful and exhausting if you are not prepared. Giving yourself time to take the necessary steps can make your home buying experience a fun and relaxing endeavor.

The first step in buying a new home is deciding on a realtor. It is extremely important to hire someone who knows what they are doing, especially when you are buying your first property. Look for a good realtor with lots of experience in the area that you are surveying. A realtor who knows the area can not only give you advice on your house but on the location and neighborhood you will be moving into. Interview a couple realtors before deciding on one; take time to get to know them a little bit since you will trust them with some big decisions.

Once you have a realtor, start looking into what type of house you want. Consider size, timeline, price, and location in all your decisions. You probably want a place that can be semi long term, so think about career, children and changes in your life while searching for your house. How big does your home need to be in order for your family to grow? What type of income will you be having over the next 10 years? Where will you be comfortable living, in the city or in the country? These are all questions to consider before you begin looking at listings.

Paying for your new home can become a stressful issue if you do not plan ahead. Hiring a mortgage broker to help you with you planning is always a good idea. Letting a professional look at your finances and guide you with your decisions usually sets you in a better situation down the road. Make sure that you understand all of the issues surrounding your loan. Don’t be afraid to ask questions about any of the numerous papers you will be asked to review and sign. Make sure you get detailed answers about the amounts you will be expected to pay monthly and over the years. It is VERY important to be comfortable with your mortgage broker and be willing to spend a lot of time asking questions and reviewing options with them.

Once you have your team of professionals and your budget clear it is time to start shopping for homes. This is the fun part so don’t be afraid to take your time and look at tons of places! Try to stay in price ranges and neighborhoods that you know you will be comfortable living in. Look at all types of homes. New homes and usually more expensive but come with warranties and usually have less repair problems than re-sale homes. Weigh your options and think about how much time, money and effort you are willing to put into home renovations. Always keep in mind the option of buying a lot to build on. This can be a little bit more time consuming, but if you finance it right you can have your perfect dream home for the same price you would be buying a re-sale property. Whatever you decide to do, make sure you love your home before you sign the papers.

Traditionally, mortgage providers have been reluctant to lend to self employed people, preferring the lower risk of those on steady, provable incomes. This left many self-employed people with very little choice in lenders despite often having very high incomes. However, with increased competition in the last few years many lenders have introduced ‘self certification’ mortgages.

Self certs (as they are known in the trade) allow the applicant to state their income without providing any further proof of income. Sometimes all that is needed is a reference from a certified accountant of affordability. These mortgages are particularly suitable for people whose income streams are many and variable.

Interest rates are usually a little higher for non status or self cert mortgages to reflect the higher risk involved for the lender. Statistics show small businesses have a higher chance of going bust than larger, more established ones so the interest rate will reflect this

Whilst many status mortgages now can go to up to 95% without a higher lending charge, most self cert mortgages require a substantial deposit. Many of the better self cert lenders will not lend above 85% of the purchase price. If this level of loan to value is exceeded, many will decline, apply a much higher interest rate or charge a higher lending charge.

Mortgage providers lend either according to income multiples or increasingly to affordability calculators. Traditionally, three times your income (less regular commitments) would dictate how much you could borrow. Now it can be as much as seven or eight. The important thing to ask yourself is ‘is it affordable’? It is important to factor in how much your ancillary costs will be: e.g. the cost of running the house, associated insurances.

What should I do now?

Get in touch with a mortgage broker. You have to be very financially savvy to be able to satisfy what many lenders will need to prove your status. Furthermore, some lenders only deal with intermediaries, so your broker will be able to fix you up with a great many more mortgage providers than you could via your own research.

Consider a flexible mortgage. These allow you to make overpayments and underpayments- even take ‘payment holidays’. These features can be vital for self employed people who experience peaks and troughs in their monthly income. Some products also offer a drawdown facility where your mortgage functions like an overdraft: you can draw money out from the equity in your home up to an agreed limit. Lenders who provide flexible mortgages include Nationwide, Bank of Scotland and Halifax.

With the advent of lifestyle TV shows like the BBC’s Under the Hammer, buying at auction is becoming increasingly popular. Bargains are possible, with up to 40% off the open market value, and the process is extremely quick.

The most obvious properties that spring to mind are ones which lenders have repossessed. However, perfectly ordinary property and redevelopments are often seen at auction too!

Unfortunately, these auctions are not always well publicized. The best place to look for property for sale by auction is on the Internet, or via local and national newspapers. Remember the process takes roughly three to four weeks from advertisement to auction day, so it is important to get a catalog and investigate your property well in advance. Top Tips

Contact the auction house several weeks in advance and ask for a catalog. Those in the trade get sent these automatically, so a little more work is required on the private buyer’s behalf.

Do your research!

This is vitally important as the tight timescales mean that it is tempting to cut corners or take the catalogs’ description as gospel. Cut corners at this stage could be expensive if structural defects are established after the sale. View the property, ask the neighbors about it, instruct a surveyor and establish good root of title.

Have a realistic budget.

There will be considerable legal and valuation fees to be paid without any guarantee of getting the property you desire. Whilst this will deter people who are not serious about bidding, it does mean that you must have the ability to match other bids. If you don’t win, a bill of over a thousand pounds is likely on a standard residential dwelling.

The finance will have to be in place by auction day.

This means that a deposit of 10% will have to be available on the day, with the remaining 90% payable within 28 days. The 10% will not be refunded if the sale doesn’t go through! This means that there’s no backing out without a significant financial penalty. Be sure that you want the property.

Get a decision in principle

If you need a mortgage or bridging finance, make sure you have a decision in principal from a mortgage lender. The best way would be to use a broker: ask them whether the illustration they are showing you is a Decision in Principle (DIP). A DIP means that the lender has agreed to lend a certain sum based on certain assumptions and details submitted to them.

Retention

If the property needs substantial repair, the mortgage lender may place a retention on the mortgage. This means that they may keep a portion of the funds until changes are made to the property. The auction winner must make adequate provision for these extra costs.

Know your maximum bid

Know your maximum bid and don’t get carried away. It’s easy to get carried away in the atmosphere of an auction room. Ever bought something you regretted on Ebay? Imagine that mistake magnified by thousands!

New or existing home – Consider whether you want to move into a new home or an existing home. In general, new Cincinnati homes are more costly than existing homes. However, the condition of an existing home can significantly increase your maintenance requirements.

Location – Would you rather live in the city, the country, or the suburbs? Do you want to be near parks or the library? What about a shopping center? Is it important for you to be near major highways or public transportation? Get a feel for the surrounding area by exploring the Cincinnati neighborhood and talking to residents.

Crime rate – Look into the safety of the Cincinnati neighborhood. Does the Cincinnati neighborhood have a high crime rate? Has there been an increase in crimes committed in the area? If so, how will this influence the future property value of your home?

School system – The quality of the school system in a particular area is not only important to families with children but can influence the property value of your home.

Economic stability of area – The economic growth and stability of the area surrounding a Cincinnati home can influence its future property value.

Cincinnati Home tax – Examine the annual amount of Cincinnati real estate taxes and other assessments levied on Cincinnati homes in the Cincinnati neighborhood you are considering.

Brokers will generally make contact with several lenders regarding your application, but they do not have to find the best deal for you unless they are contracted with you to be your personal agent. You should also consider contacting more than one broker, just as you would with banks or thrift institutions.

Knowing if you are dealing with a lender or a broker may not always be cut and dry. Some financial institutions work as both lenders and brokers. And most brokers� advertisements do not use the word “broker.” So be sure to ask whether a broker is involved. This information is important because brokers are usually paid a fee for their services that may be separate from and in addition to the lender�s origination or other fees. A broker�s compensation may be in the form of “points” paid at closing or as an add-on to your interest rate, or both. You should ask each broker you work with how he or she will be compensated so that you can compare the different fees. Be prepared to negotiate with the brokers as well as the lenders.

The Golden State of California is the most populated state in America. At the same time, one of my other favorite places to reside at is Arlington Heights in Illinois. Though these two places are located far apart, there are similarities between them.

Many of the homes in the state of California and in the city of Arlington Heights are the most coveted, though not necessarily the most expensive. Unless you are extremely wealthy, you will undoubtedly require a mortgage in order to buy a home. Shopping around for a mortgage can be confusing, with a host of terms that are unfamiliar to you. Here is a 3 step guide to buying a home in California, Illinois or anywhere else, along with some terms that will help you along the way.

1) In a surging home market, it is a challenge to decide on the kind of house and size that you can afford. The first thing you need to do is find out how much of a mortgage you can afford. This will be a determining factor when you get approved. There are many mortgage calculators on the Internet that you can use to find out how much you can handle.

2) Your next aim should be to find the best mortgage that meets your specific needs. Right now, loans and mortgage companies will compete for your business, so shop around for what suits your needs and lifestyle.

3) Once you have done that, you need to rate shop for mortgages. California and Illinois offer a wide variety of mortgage directories on the Internet where you can find the lowest possible rates published from hundreds of mortgage brokers and companies that are updated every day. After you have found the rate that meets your home loan needs, get in touch with the company.

Useful Terms

Fixed Rate: This means your interest rate will not change for the length of the loan. Given today’s economic volatility, this may be a good way to go for you. Fixed rates protect you from rate increases, but if interest rates fall you will be stuck.

Term: This is the length or life of your loan. Thirty years is the industry standard, but many 15 and 20 year terms are available. The shorter the term, the more your monthly payments will be.

Rate Reduction: This will happen if you go for a shorter-term loan. A small rate and a short term will ensure you pay less for your loan than if you borrowed just as much over a longer period.

ARM: An adjustable rate mortgage. Your interest rate will flux with the economy and will be lower than a fixed rate. It may also help you qualify for larger loans or have lower payments. You will generally see a rate cap in your terminology here as well. This means your interest rate cannot exceed a certain amount, and you are safe from extreme market changes.

With the flux of the market place, buying a home is not an easy task, and you should take every aspect into consideration. Knowing these terms in advance will help you a great deal.

A very important tip to save money when buying a house is to never buy down the interest rate.

A buy-down is when you as the borrower, pay extra money to the lender for a cheaper interest rate on your loan than you would normally qualify for. For this privilege the lender will charge you the appropriate buy down fee. It sounds good but you can be sure that the lender will not let you do it unless it was in their best interest. This only makes sense if you are 100% sure you will be in the house for over 10-15 years. Otherwise the math just does not compute. If you want to pay less in interest, pay off the mortgage sooner or make extra payments to principal.

Banks and mortgage companies are always on the look out for providing the most generous looking terms as possible to their buyers while keeping their eyes on the prize.

The first rule of thumb with banks is that they are in the business of making money. Despite low interest and mortgage rates, banks try to offer additional policies disguised as a deal (which it is) with the requirement that a fee be paid. One such example is a buy-down fee.

The buy-down fee is requested when lenders offer a lower interest rate on your loan. It is typically paid during the closing period, although it can also be paid as soon as you apply or when you lock your rate with a commitment agreement. This is also known as collecting points. Because of the newfound discount, lenders are forced to scramble in discounting a percentage of the loan amount and charge a fee that reflects their loss with the buy-down.

Buyers can pay any mortgage rate they want, as long as they pay the fee involved. This means Sam could qualify for a 9% mortgage rate but could get a loan of 4% or 5% as long as there is a buy down fee paid. A buy down loans price depends on how long you want the interest rate lowered, by how much, and how often the interest rate will go up or down. Don’t fall for this!

Chances are that by the time you move, you will not have paid that much extra in interest to justify paying this fee. In addition, more money could be saved by taking out an adjustable rate mortgage rather than paying a buy down fee. Many people consider buying down the rate a good deal because they plan on staying in the house for a long time and because they can afford it.

You have to allocate your money. Will the saved money be used for a new purchase, like home improvements on your new property? Chances are, you won’t be thinking of this at the time. Buying down the rate is simply too expensive considering your home might not be occupied 3-4 years down the road.

The buy-down fee should not be a savior for anyone. Although rising interest rates is a cause for concern, waiting for them to drop isn’t the solution. Remember, you can always apply for mortgage refinance if interest rates go down. Also, sellers may offer to take care of the buy down fee for you in extenuating circumstances. This especially occurs when the market slows down.

This is where you will get together with a mortgage professional a see if you can be qualified for a mortgage. A lot of times if its is a new home purchase a Realtor will want you to have whats called a pre qualification letter. This is a letter that is sent to you bu a mortgage professional. This Realtor may not even work with you unless you have one of this letters. The Realtor will need this letter when you make a bid on a house. This is required for the selling Realtor to know that you are qualified to purchase this home. With out this letter the selling Realtor has no idea if you can actually buy the property.

Is it not a time to buy a House. Sometimes buying a home does not make any sense at all. Especially if you are not in it for the long term. A lot of what we call the mortgage meltdown was due to the fact that to many people were in it for the short term. At the time you could just be in a house for 5 months and walk away with $50,000. And who could blame any one for wanting to do that. The problems arise because real estate should be a long term investment. The whole mortgage meltdown could have been prevented. Look to stay in the house at least 10 years. I know its hard to predict what is going to happen in just 5 years. Let alone the 10 years down the road. But its all so hard to go bankrupt. The problem is a lot of people received short term arm loans. Some loans were only 2 years long. In that 2 years the market changed completely.
Now instead of that person making $50,000 in 5 months. They were upside down $50,000. or they were owing $50,000 more on the home than it was worth. So they lost the ability to be able to sell the home. Now that they lost the ability to sell the home they had no way of getting out of it. With no way to sell the property or refinance the 2 year adjustable rate mortgage comes due. With the Adjustable rate due the mortgage payments were now twice what they were before. Then they had to just walk away from their home or investment. Then the bank takes on their bad investment. That is how some of the mortgage meltdown blame can go. Of course the mortgage meltdown was dynamic, so there are many other factors involved this is just a part of the problem that added to the mortgage mess.

Why should you buy a house in this market? Is it a good time to purchase a home in this market? Really that decision should be up to you and your family. There are many reasons why you should. There are all so a lot of reasons why you should not buy right now. It depends on your particular situation and what the market is doing in your area you live in. In this article I would like to talk about the Denver area. Now how prices here have been steady for about 10 years. So in this are we don’t expect a dip in home prices. In other area’s of the country home prices have easy doubled in that same amount of time. So for the Denver area the market is nice and steady. So you should not see a loss in value in this are

It is always a difficult process when you are trying to purchase your first home. The buyer will find the decisions related to finance very confusing to understand. Most people do not have much knowledge or experience about real estate. But in reality the over all process of home buying is a simple one. Getting to understand the basics of real estate will help you to ease the future decisions to be made during your home purchase.

One of the most important things you need to be careful is to not pay any pre payment penalties. Pre payment penalty is paid when you sell a home after purchasing it, but before the due date of your mortgage balance. There are many loans which has pre payment penalties and then some without it. There is no need to get a loan with pre payment penalties and any time you are offered one you should turn it down and start your search for another loan.

Always keep on looking for good ARM’s. When you have a good ARM, that will help you in getting your monthly payment and interest rate adjusted at the same time. This will prevent your interest rate from changing your routine monthly payment. In case your interest rate influences your monthly payment, then you will find that unpaid interest getting added to your overall loan balance.

Getting pre approved for your home is a must do. From this the seller get an understanding of your seriousness to buy the home. The leverage you gained this way may help you in landing a good home when there are multiple buyers trying to get it. You are going to save some significant amount of time as a result of getting pre approved. There is no point in wasting your time by checking homes out, trying to land better interest rates, bargaining to get a reduced price etc., when you cannot get pre approved in the first place.

You should have a clear understanding of your budget and your financial limits before you buy a home. You need to spend some time and figure out what is your capacity to spend on monthly mortgage payment. If you know your financial status and if you take good care of your money, you will be able to figure this out very quickly. In case you are sloppy with your money, you may have a hard time making enough to make your monthly mortgage payment.

Never get any home equity loan after the purchase of your initial home. You may be tempted to get these loans when you are in a sticky situation financially. But these loans will add up pretty quickly and may surpass the total value of the home. This might cause you to lose your home and you should never go this route, and should try to find some other available alternatives to get a loan.

There are a lot more things you should be aware of other than these before you can get a home. But these are some starting pointers you can keep in mind when you are doing home hunting. Try to get as much information as possible on private mortgage insurance, special loan programs, fixed rate and adjustable rate mortgage etc. Once you know the tricks of the trade, then it is quite easy to buy a home. Try to get all related information on home buying from anywhere possible and you will be starting to enjoy the process a lot more.

So, you are ready to buy a home. This is a very happy time for you but at the same time it could be very stressful. There are so many things to consider now. How much are you able to spend? How big of a house do you want? What neighborhood will you choose and will it be safe? Where will your children go to school? How many miles will the commute be? These are all things that everyone buying a home thinks about so you are definitely not alone. Here are just a few home buying tips.

The first thing that you should do is go to your bank, sit down and talk to a Florida mortgage loan officer and find out how much you qualify for. You should try to keep your housing payment less than or equal to 1/3 of your gross income. You want to make sure you can pay for your new Florida home loan and live comfortably.

Now that you know how much you can afford you are ready to start looking for your new home. Now you will want to decide how big of a home you would like. You may have children already or are dreaming of starting your family soon and they will want their own rooms.

Will you be looking for this house in a town you are familiar with? If that’s the case you should already have an idea of what area suits your family the best. If you don’t know the town or city you should check with the local police department and they will tell you what kind of neighborhood it is and how much crime is there. You want to ensure your family is safe and secure in the new property.

You might like to take a walk through the neighborhood and meet some of the neighbors. You can learn a lot about the neighborhood just by doing this. You will also want to check out the other houses in the area. Are they kept up, do the yards look decent. You want to avoid neighborhoods that aren’t at their best.

It is a good idea to check out what kind of activities the town has to offer your family. Are your children in sports? Go and check out a local baseball game or basketball game or whatever happens to be going on at the time. Look around to see what kind of support this town shows for the kids.

Now go see what the school is like. You want to make sure that it is a good school and what programs that they will be offering your children. If your kids are playing sports you will want to check out what kind of athletics are offered. If it is a smaller school sometimes they can’t offer as much as a larger school.

Of course you will have mileage to think about. What will the commute be like and how long will it take. This is also important because you don’t want to spend a lot of time driving unless that is really what you want. The farther it is the more gas you have to buy and then you have less time with your family.

Remember buying a house can be scary and a bit stressful but just keep in mind that you are not alone. Don’t let yourself get too stressed out over everything. Take another look at these home buying tips, relax a little and enjoy the search for your dream home.
