5. A lack of sufficient cash reserves to maintain payment on the mortgage loan and cover basic living expenses at the same time. Cash reserves include assets such as cash, savings, money market funds, marketable stocks or bonds (excluding retirement accounts and assets that serve as an emergency fund – generally equal to three times the borrower’s monthly debt payments).

6. Excessive monthly debt payments and overextension with creditors, e.g., the borrower was required to use credit cards, a home equity loan, or other credit to make the mortgage payment.

Reasonably Foreseeable (Imminent) Default

A borrower who is current, contacts the servicer for a modification, appears potentially eligible for a modification, and has suffered an eligible hardship (as described above) must be evaluated using the imminent default screen set forth below. This must also be used to evaluate such borrowers who are in default but less than 30 days delinquent.

This is the Formula used when you are not currently in default to determine whether or not your default is imminent:

The borrower’s debt coverage ratio is less than 1.20. The debt coverage ratio is the borrower’s monthly disposable net income divided by the borrower’s current monthly principal and interest payment on the first lien mortgage loan (excluding tax and insurance payments). Monthly disposable net income is the borrower’s monthly gross income less (1) monthly payroll deductions, (2) monthly escrow allocations of property taxes, property insurance and mortgage insurance premiums, (3) monthly homeowner’s or condominium association fees, (4) monthly allocations of all other monthly credit

obligations, (5) all other reasonable living expenses allocated monthly, and (6) any other monthly net negative amounts paid or incurred by borrower (such as negative rental income, mortgage loan payments on investment properties); and

The borrower’s cash reserves are less than three times the current monthly mortgage payment, including tax and insurance payments (using estimated payments if the mortgage loan is not currently escrowed). Cash reserves are liquid assets the borrower has available for withdrawal from any financial institution or brokerage firm, including checking and savings accounts, certificates of deposit (even if held for an extended time), mutual funds, money market funds, stocks or bonds.

If you have bad credit and wish to apply for home loan, circumstances become very unfavorable for getting any mortgage deals, or even the loan approved. But you have to be consistent in your efforts and make your move in the right direction to process your bad credit mobile home loan quickly.

Now what is a mobile home? Mobile homes, also called manufactured homes, usually are occupied by a single family and are constructed following the safety standards of HUD, Housing and Urban Development Department of the US. The HUD Code standardizes the basic manufactured home designs that include standardization of construction quality and their strength. Such regulation came into effect from June, 1976. Mobile homes that were constructed before June, 1976 reduce the chances of getting mortgage loans approved for them. Buying or remodeling them can be a problem, as they were not constructed following HUD code. Today the term Mobile home is typically used interchangeably with manufactured home.

The first step is to locate lenders who are experts in providing bad credit mobile home loans to make your loan approval process swifter. You should manage to locate more than one lender who is specialized in these types of loan. Place your total requirements along with your potential in a proper manner so that they are confident in you and are more likely to qualify you for the loan. Important factors that all lender consider to review before issuing bad credit mobile home loans are your genuine proof of identity, your chosen term of loan, the calculated mortgage payment you can afford, as well as the rate of interest taken into account.

The benefit of bad credit mobile home loans is that the loan holder will not have to pay the usual 15 to 20% of the entire loan amount as their down payment. As these loans are given to those people having bad credit scores and more modest incomes, they are sometimes asked to pay only 5% of the entire loan amount as their down payment. When you have finished applying to your lenders and received answers, you should go to the two lenders who have responded with the most favorable terms and see if they will beat each other’s offer. By playing them against each other, they will definitely surprise you with a better deal you never imagined before.

Consider 1934.

America is swallowed up in The Great Depression. Only 40% of America is a homeowner.

The normal mortgage is limited to 50% of the home’s value. If you want to buy a home, that means you must come up with a 50% down payment.

The 30 year fixed rate mortgage, considered the staple of mortgage financing today, doesn’t exist. Home loans are fixed rates for only a few years, ending in risky unmanageable balloon payments.

Banks are scarce that will help homeowners searching for mortgages.

Unemployment becomes the norm. More than 2,000,000 construction workers alone are jobless.

The Federal Housing Administration with its FHA mortgage loans is conceived in this setting.

In 1934, the federal government created the most successful government program in history, the Federal Housing Administration, also known as FHA. The purpose – to revive the dream of homeownership.

FHA has continued to the housing rescue many times throughout its history just as it did during the Depression.

After World War II, housing was in short demand. Veterans returning from the war wanted to settle down but there was a shortage of housing and mortgage financing.

Again FHA came to the rescue. FHA home loans made it possible for returning Veterans to get mortgage financing for their families after the war.

In future eras, low to moderate income workers, senior citizens and the physically challenged benefited from FHA’s energy. Apartment dwellings were created in mass, providing safe and secure housing for Americans who might have gone homeless. FHA had come to the rescue again.

In the 1970′s, the American economy ran rampant with out of control inflation. Energy costs threatened to undo our economy.

FHA appeared on the scene providing emergency financing for apartment owners strapped for cash. FHA helped keep them above water lessening the chance of greater financial disaster.

In the 1980′s, private mortgage insurers were pulling out of any states in America whose economies were prominently connected to oil production. Recession was reeking havoc but FHA moved to steady decreasing home prices by insuring FHA mortgage lenders against loss.

The success of FHA home loans has made the United States the best housed country in the world. By 2001, 68% households purchased their homes.

But here is the most amazing part of all. FHA is not taxpayer funded. It is not subsidized by the Federal Government. It is totally and completely funded by insurance premiums collected directly from FHA borrowers.

Today, FHA is coming to the rescue again. We are all well aware that the housing market is in the dumps. Selling a home is difficult. Refinancing is also difficult. Lenders have disappeared and money is tight.

George W. Bush has enacted Hope For Homeowners in recent days. This program was created specifically for borrowers facing difficulty making mortgage payments. When Hope For Homeowners begins in the last quarter of ’08, homeowners can take advantage of FHA home loans to finance into secure home loans.

More over, the Federal Housing Administration has greatly expanded loan limits to aid in stabilizing the housing and home loan industry.
