The effects of deteriorating local and national economy to the detriment of personal finances. Too lenient loan or mortgage terms offered by governmental agencies like the Veteran Administration (VA), HUD, and the Federal Housing Administration (FHA). </p>

The availability of mortgage loans being offered at 80 to 100 percent of the value of the house securing the mortgage loan. Simply put, the homebuyer can buy the house with little or no money down payment. In this case the homebuyer or borrower will bail out at the first sign of trouble because they basically will not lose anything. Foreclosing the property is difficult unless you have so many vested interests in the property.</p>
<p>&#13;<br />
There is the ego type thing that some buyers try to over extend themselves and buy properties which are not really within their reach. Thus, they will fail to secure a cash reserve for any eventualities. Unexpected repairs and expenses by first time homebuyers can quickly turn into a financial nightmare for some. Then they will eventually start to fall behind their mortgage payments. What this means is foreclosures is just around the corner.</p>

As in every business, there are scammers and the hard and honest working businessmen. The existence of these predatory lenders which I call scammers, can hit your wallet in a heartbeat. They target the very vulnerable who have low credit score, low income and have excessive debt and even bankruptcies. These prospective borrowers cannot get loans from the traditional banks and lenders so they are primed for predatory lenders. These homebuyers will end up with high interest rate mortgages and unheard of late fees.<br />&#13;<br />
And do not fall prey to advertise low interest rates. </p>

It is very tempting to go and buy homes that are not supposed to be your fit. For instance a couple would have one of them working two jobs and when that other job was lost to downsizing or hard times, the home owner will not be able to pay their mortgage. </p>

			<content:encoded><![CDATA[<p>With the housing market in turmoil after the sub-prime mortgage crisis and the Federal bail-out of Freddie Mac and Fannie Mae, the basic requirements to receive a mortgage have tightened up. According to at least one real estate financier, to get a mortgage these days you&#8221;practically have to walk on water&#8221;. While this is a bit of an exaggeration, it is true that it&#8217;s far harder to qualify for a mortgage now than it was just two years ago. It&#8217;s not, however, any harder than it was before 2000, when the real estate market went into hyperdrive. According to many professionals in the credit industry, what we&#8217;re seeing is a return to the norm.</p>
<p> So exactly what do you need to get a mortgage these days? Says Patricia McClung, of mortgage giant Freddie Mac, creditors are getting back to the basic three C&#8217;s of mortgage lending &#8211; credit history, capacity and collateral. Here&#8217;s what you need to know about each of those three requirements, and how they&#8217;ll affect your ability to qualify for a mortgage in the current mortgage market.</p>
<p><b>Credit History &#8211; Do you pay your bills?</b></p>
<p> The first C in the mortgage triad is credit history &#8211; yours. While having a spotty credit history won&#8217;t make it impossible to get a mortgage, it will make it more difficult &#8211; and more expensive. Lenders are willing to offer far lower mortgage rates to those with the highest credit scores (760-850) than they&#8217;ll extend to those with lower credit scores. The difference can be astronomical. According to June 2008 figures, lenders were offering an average of 5.9% mortgage rates to those in the highest credit bracket. Those in the lowest bracket that Fannie Mae will accept (580-619) were being offered rates of 9.4%. On a $250,000 mortgage, that&#8217;s a difference in monthly payment of $588. </p>
<p> In order to be considered for a mortgage by most major lenders, you&#8217;ll need a credit score of at least 580, though you may still find some lenders willing to take a risk on someone with a lower credit score, particularly if they really shine in one of the other two C&#8217;s. The problem, of course, is figuring out exactly what constitutes a credit score of 580. There are many different barometers, and even the major credit reporting bureaus use different reporting criteria. Essentially, in order to qualify for a mortgage, you should have:</p>
<p><b>5.</b> no missed or late payments on any credit or utility accounts for at least the preceding 12 months</p>
<p><b>6.</b> a debt to income ratio of .45 or less </p>
<p><b>7.</b> the legal ability to enter into a contract </p>
<p><b>8.</b> no outstanding defaults on credit card or other loans</p>
<p><b>Capacity &#8211; Can you pay your mortgage?</b></p>
<p> In essence,&#8221;capacity&#8221; simply means &#8216;do you earn enough to make the payments on the mortgage you are asking for?&#8217; The typical rule of thumb for deciding capacity is that your mortgage payment should be no more than 28% of your monthly gross income. The debt to income ratio referred to above is another way of determining capacity to pay. Follow these steps to calculate your debt to income ratio:</p>
<p>Add up all your sources of income (before taxes) for the month.<br />Add up your monthly debt. Include all credit card payments and loan payments, including student loans and car loans. Add in your calculated housing costs, including mortgage, insurance, private mortgage insurance and property taxes.<br />Divide your debt by your income to get a debt to income ratio.</p>
<p> Over the past several years, the acceptable debt to income ratio has crept up as high as .65, but .45 seems to be the new golden number. </p>
<p> Capacity also can include your savings. Most lenders will require that you have the equivalent of six months housing costs in savings in order to approve your mortgage.</p>
<p><b>Collateral &#8211; What have you got?</b></p>
<p> The final C in the mortgage algorithm is collateral. In banking terms, collateral is something that you own that will be used to &#8216;secure&#8217; the loan. When you make a secured loan like a mortgage, you are agreeing that if you fail to make payments as agreed upon, the lender can take possession of the collateral and sell it to recover their loan. With a mortgage, the house that you&#8217;re buying serves as collateral. If you don&#8217;t make the payments as required, the bank or lender may sell the house in order to get their money back. </p>
<p> The amount of the down payment you make is counted as part of the collateral value. While zero down mortgages were not unusual over the past several years, you can expect most lenders to require a down payment of at least five percent of the purchase price of the home. It&#8217;s more common for them to require fifteen to twenty percent down on your home. In general, if you put down less than twenty percent on your home, you will have to carry private mortgage insurance (PMI). PMI guarantees repayment of the mortgage if you should default on the mortgage.           </p>

<p>Although purchasing your first home is a dream come true for most buyers, it is also very easy to get overwhelmed by the actual buying process. Searching for your home may seem like the difficult part, but it is typically all of the other agencies that get involved during a home purchase that can make the process stressful. The paperwork part of the process is important, because your home is more than just a place to live. Your home is one of the biggest investments you will ever make. To get ready for the paperwork, there are many documents that your lender is going to need. If you prepare for the purchase and get the necessary documents together first, the process will go much more quickly. </p>
<p>Purchasing a home can get stalled and delayed for any number of reasons. To make sure that you are not the reason for a delay, take some time together all of the documents that you are going to be asked for. Here are some of the things you should have ready to go.</p>
<p>Your mortgage provider is going to need a copy of your last two paycheck stubs. Be sure to keep the originals, and you will also need to provide proof of any other income that you have. Get copies of your last two W2 forms from the last two years. These documents are important to the lender because they provide tax and wage information that they will have to verify.</p>
<p>Copies of your last two tax returns are also going to be needed. When you copy these documents, double-check to make sure you have signed them as well. And this may seem personal, but your lender will want to see several of your most recent bank statements. The reason is that the lender wants to see what your spending habits are, and the only way to do this is to take a look at what you actually spend your money on.</p>
<p>You’ll also have to gather paperwork like statements for stocks, bonds, retirement accounts, mutual funds, and savings accounts. Check with your lender to see if they want printed copies or if they need to have actual hard copies. The lender may also need a copy of your current driver’s license.</p>
<p><strong>A Few Things to Consider</strong></p>
<p>If you have more than one person on the mortgage application, the documentation will be needed for each person. It is also a really good idea to get a copy of the credit report for each buyer as well. Many times there are a number of mistakes on a credit report. If you go ahead and get a copy of each credit report, you can get these mistakes taken care of. Another good tip is to make sure you keep copies of each and every piece of paperwork. You can also expect that your current employer will be contacted by the lender as well. It’s a good idea to go ahead and let your employer know that they should expect to be contacted. If you take the time to get your paperwork in order, the home buying process will be much, much easier! </p>

			<content:encoded><![CDATA[<p>In today’s market banks and mortgage lenders are being extremely cautious about which loans they approve. Real estate values are dropping and foreclosure rates are rising, and many banks are dropping out of the mortgage business all together. Gone are the days when banks could sell their loans on Wall Street, reload, and do it again. Banks are now faced with the reality of having to actually hold on to their loans like they did in good ole days. This means that they want to make sure that the loans they make at this time are good loans that will pay them back on time.</p>
<p>&#13;</p>
<p>Nowadays, it seems like all we ever hear about, in reference to mortgage brokers, are the bad brokers; the ones that make headline news and are carted away on TV in handcuffs. What these stories fail to report, is that the bad mortgage brokers make up less than 1% of all the brokers that are licensed in America. In fact, it has always has been the mortgage brokers that have advocated for tougher licensing guidelines, not the banks. They have always argued that by tightening licensing guideline they can eliminate the ‘bad brokers” that give legitimate brokers a bad reputation.</p>
<p>&#13;</p>
<p>What columnist and reporters fail to mention in their stories is the indispensible service brokers perform in the marketplace. For instance, each bank tends to have their own, distinct, personality when it comes to approving loans. Knowing these “personalities” is where brokers really begin to benefit their clients. Brokers have working relationships with almost every kind of lender imaginable and know each lender’s uniqueness, rates and approval thresholds. This way, they are able to place your loan with the best investor the first time, saving their clients time and money.</p>

<p>Most brokers also have working relationships with the underwriters that work for these lenders as well. This doesn’t mean that they can get bad loans through the system; but it does mean that they can help underwriters see the glass half-full as opposed to half-empty while they are underwriting your loan. In today’s market, almost all mortgages are considered “marginal” and scrutinized by underwriters, having someone on your side is an invaluable asset.</p>
<p>&#13;</p>
<p>One of the biggest selling points using a broker is personalized service. “So what, all I need is a good rate” is the response I have had from some customers in the past, but consider this. As opposed to brokers, when you submit your loan application to one of the large banks, your loan becomes a number and is pushed through the system as if it was on an assembly line. The monolith lenders usually have a person at the bank accept your application who will never see the loan package again. Those of you that have used the large banks know what I mean, those of you who haven’t, I suggest you try this exercise before committing to a larger lender.</p>
<p>&#13;</p>
<p>Pretend you have just submitted a loan application a week ago with one of the large lenders. Let’s assume that you have forgotten to give the loan officer a key piece of information that can really help with your approval. Call their 800 number and try to find the right person to give this to so that the underwriter can consider it when approving your loan. This should answer the question, “Why do I need good service.” Another misconception many people have is, that you actually have to pay more when using a broker because they are the infamous “middle man.”</p>

<p>Nothing could be farther from the truth, in fact, most brokers can offer lower pricing than larger banks nine out of ten times. This is because, much like manufactures, money has a retail cost and a wholesale cost, and brokers get the wholesale pricing. Banks have to charge retail for their money because of the added expense it takes to close mortgages. They have to pay loan officers, processors, underwriters and many more expenditures that are involved with closing a loan. Simply put, their overhead is higher than most of the brokers, which results in lower pricing for you. Keep these facts in mind the next time you read an article about “crooked brokers” and remember, honest brokers don’t sell newspapers but they can save you time and money.</p>
