Most of us will only buy a few homes during the course of our life. Combine this fact, with the fact that home mortgages are often the largest single debt that most people carry, and you can see why choosing a mortgage lender can be nerve wracking. In what is often the biggest business transaction of your life, there are certain questions that you can ask that will better help you understand your loan and negotiate the best deal.

What type of loan do you advise?

There are many different types of loans, and the competent lender should help you understand each one, and explain the benefits and drawbacks of each. Adjustable rate mortgages are often touted for low interest rates, but they are not the best choice for everyone. The rate typically remains low for a year or two, but when it adjusts up, the amount of the monthly payment can increase enough that the home owner has trouble meeting their monthly obligations. Fixed rate loans have a fixed interest rate over the life of the loan. The fixed rate is often a little higher than the adjustable rate mortgage rate, but you have the advantage of knowing each month exactly how much your payment is. If rates drop substantially, you can always refinance your loan. Interest only loans are not as common. In interest only loans, the monthly payment is only the amount of interest on the mortgage. These types of loans are best suited for people who have high and steady incomes, and plan on living in a home long enough for it to substantially increase in value. At the end of the loan term, the home owner will either refinance the loan, or pay the balance of the loan in full. If the home has not appreciated during the loan term, it can be difficult to refinance.

What are interest rates and annual percentage rates?

A qualified mortgage lender should be more than willing to disclose what their interest rates are for different types of loans, as well as the annual percentage rate. They should also be willing to run the numbers for you so that you can see exactly how the different percentage rates affect the amount of your monthly payment.

How much will the loan cost?

The qualified mortgage lender should provide you with a good faith estimate. This is an estimate on the amount of money that it will cost to close your loan. This good faith estimate is not an exact amount, but should be very close, and include appraisal fees, title insurance and any other fees that the lender requires to close the loan. If the lender is unwilling to give you a good faith estimate, it is likely that there will be some surprises on closing days. Some disreputable lenders pad the closing costs with administrative fees that are unnecessary and add up quickly. Before you commit to one lender, you should see a copy of the good faith estimate that lists every fee you will be expected to pay to close on the loan.

Is there any prepayment penalty?

Although not as common as it once was, some lenders charge a fee if you pay off your mortgage early. While you may think that this does not apply to you, if the lender has a prepayment penalty it can be enacted even if you refinance your loan. It is important to confirm with your prospective lender that there are no penalties for prepayment of the mortgage.

How long will it take and what if interest rates change?

Closing can take a week or a month, or even longer. It is important to ask your mortgage lender how long they anticipate it will take from the start of the process to closing. You should also ask what happens if interest rates change during the closing process. Ideally, you will lock in your rate at the qualification phase, and if mortgage rates increase, you keep this rate, but if they drop, your lender will “float” your rate down with them.

How much of a down payment is required?

Down payments can vary greatly, depending on your credit history, the appraised value of the home and even market conditions. Never assume that you know, ask the lender what percentage of the loan amount you should have on hand for a down payment. This is often negotiable, but you need to know early in the process if you will have enough money to cover the cost.

How to qualify?

Ask the mortgage lender early in the process what the qualifications are to qualify for a loan. In addition to a solid job history, you will probably be required to have several years’ worth of income tax statements, as well as bank statements and information on any stocks, savings bonds or other investments. Even if you do not plan on cashing these to buy your home, they do count as assets and make it easier to qualify for a loan.

Credit Report??
Okay! Heres what I don’t understand at adjectives! I get it that if you enjoy bad credit you can’t gain a car or home. But as I am reading at most of these reports nearly how if you have discouraging credit, you can not get a post, what the HECK!?? But you then hold these calls 24/7 from Credit Angenices calling you for their money, and I am thingking, “Well! how is that you are supposed to retribution that money back or what you owe, IF YOU HAVE NO JOB”? I transmit ya people, this planet of ours is so screwd up, I am glad that I hold no kids. I would hate to tilt them up the way our world is. Why pocket them searously when when the world has the lowest IQ ever and picking unegucated prsidents. Whats the point? I parsimonious credit now, is resembling the biggest ripoff scam I have ever hear off, besides the Africa scam or what ever you call them, it falls contained by the same catogory. I dont carry man! I now read why cuicide rates are so high.

ok, i just bought my credit scores, and i infer it sucks that i have to pay to find it out, but two different sites said 840 & 834. thats dutiful right? like i shouldnt have much of a problem getting a righteous mortgage loan right? my REAL question is, my bf has BAD credit, but he is the one that make a lot more money than i do. almost double. so if we applied for a loan, would they be more interested in my fitting credit and his paycheck, or his bad credit and my little paycheck?

Choosing a mortgage is an important decision. What questions should you ask your lender before signing on the dotted line?

What is the current prime interest rate? This will tell you what the prime rate is and from there you will be able to determine a trend in the interest rates based on a few year’s worth of prime rates to help you determine which mortgage is best for you.

What is the current interest rate you are offering on fixed rate mortgages and what would the payments be? The answer to this question will tell you what your payments would be for the term of the loan. The interest rate will be higher than an ARM mortgage, but will remain consistent throughout the life of the loan.

What is the current interest rate you are offering on ARM mortgages? The interest rate on an ARM mortgage will be considerably lower than that of a fixed rate mortgage.

What is the term of the principal interest rate for the ARM mortgage and how often will the interest rate be up for review? The term for the principal interest rate, usually one, three or five years, will determine how many years you are left with the current rate until the interest rate is reviewed and changed. The interest rate will then be up for review at an interval of usually one to three years.

Can we financially afford an increase in the ARM mortgage interest rate? Ask your lender if you will be able to afford the capped increase in the interest rate should it rise to that level when the interest rate is up for review.

Can we review the terms and conditions of the ARM mortgage? Ask your lender to go through all of the conditions and terms of the adjustable rate mortgage with you. Ensure that you understand all of the ins and outs of the mortgage before you sign on the dotted
line.

As you start your search for a mortgage, there are a few questions you need to ask yourself in order to narrow your search and know what you’re looking for. Unfortunately, the answers to those questions aren’t always easy. For some honest mortgage advice on the answers to your mortgage questions, keep reading.

Fixed Rate Mortgage or ARM?

If you plan to stay in the house you’re planning to purchase for longer than 7 years or simply want stability in your monthly payments, pick the fixed rate mortgage if you can afford it. A fixed rate will allow you consistent payments month-after-month for the duration of the mortgage loan.

Alternatively, an ARM (Adjustable Rate Mortgage) is great for families who know they’ll be out of their house in less than 7 years. Before you take on an ARM, ask your lender what your worst case scenario would be based on your annual rate adjustment cap. Make sure you could financially handle a potential sharp spike in your monthly mortgage payments.

How Large Should My Down Payment Be?

Ask yourself how much of an interest rate reduction you’ll get with a higher down payment and whether a lower down payment will result in having to pay expensive private mortgage insurance. Mortgage insurance is often required by the lender to cover their risks when the buyer’s down payment is too low.

Typically, investing in a larger down payment results in a return on the investment that’s equal to the mortgage interest rate. Now, if dropping your down payment puts you in a different category (for example, below 20% or below 5%) that can affect the return significantly.

Do I Want an Interest-Only Mortgage?

An interest only mortgage offers homeowners an option to pay only interest, but for a specified period of time. This results in a lower required monthly payment and the buyer is still free to make payments on the principal.

Interest only mortgages should only be used though by borrowers who actually need them. For example, a good candidate might be a freelancer or contractor who has a fluctuating income and wants the freedom to make extra payments on the principal while still having a smaller monthly commitment.

Other examples include individuals who need the cash flow for high-yielding investments (earning more than 9% over the long term) or families who are expecting to make higher incomes in a few years, at which point they can begin making some significant principal payments.

Should I Accept a Pre-Payment Penalty?

A pre-payment penalty is a clause in your mortgage agreement that says you’ll pay a penalty if you pay off the mortgage too early or seek to make extra payments. On the surface, you might assume the lending institution would welcome the faster repayment of its loan. However, doing so actually results in some financial loss through lost interest payments.

Typically, prepayment penalties disappear after a few years. If you opt for a fixed rate mortgage and plan to remain in the house for a long time, you can often exchange a pre-payment penalty for a lower rate!
