From these millions of results, you will find two main categories of websites:

1.    Actual mortgage companies
2.    Lead sellers or “aggregators”

Following is information for both types of results.

Mortgage Company – This is just as it sounds and is an actual company that is in business to do first or second mortgages.  It will likely take the form of either a mortgage broker or mortgage banker.  You can usually recognize websites that are mortgage companies by the following:

1.    They will post an easily viewable phone number that you can call.

2.    They will post their address.

3.    Their mortgage licensing information should be posted on the site.

4.    They may post current interest rates for either their mortgage refinancing or second mortgage programs.

5.    They may have an “about us” or staff directory page.

Lead Seller – Lead sellers are in business to gather your information and then sell it to a mortgage company.  They are not mortgage refinancing companies and do not make loans.  The majority of these sites use some variation of “simplify the mortgage shopping process by completing 1 form and have up to 4 mortgage companies compete for your business”.  While these sites can certainly deliver as promised, you should also consider the following if you are completing one of their forms:

1.    Are they using a secure connection to collect and transmit your information?

2.    Do you know where your information is going?

3.    Are you sure they will only sell your information 4 times.  As with many industries, this industry has its share of dishonesty.  The lead sellers are paid each time they sell your name, so some do not stop at 4 as promoted.  From personal experience working on the mortgage side of business, I have spoken with clients whose names have been sold 15 – 20 times.  The end result is a phone that keeps ringing and frustration.

4.    Be careful filling out more than one of these types of forms.  Completing more than 1 will likely inundate you with telephone calls and emails.

When shopping for a mortgage refinancing or second mortgage, it is wise to speak with more than 1 company.  If, during your search, you cannot find at least 2 or 3 mortgage company websites that you like, you might consider completing a lead aggregators form.  Just remember that you do not want to end up with information overload.

These government operated agencies give room for the refinancing of mortgage loans up to 125 percent of the value of the home. If your present mortgage loan does not need mortgage insurance, you do not need it for refinancing. If your credit score is less than 720, you may not get the best mortgage e rates. If it is under 640, you may find it hard to get mortgage. FICO says that the median credit score in the US for getting a good mortgage is 711.

People are looking towards moving from 30 year mortgage to 15 year mortgage. A loan of 15 years has averaged 3.9 percent in the previous week with 0.6 points. When we say points, we mean a percent of the loan paid by the borrower at the time of mortgage closure. You have to pay points to reduce the interest rate. The average 30-year mortgage rate of 4.42 percent includes 0.7 points. So, if you move that $150,000 mortgage to 15 years at a 4 percent rate would actually raise the monthly payment by $136. Negotiating with your loan representative when mortgage refinancing is much more than haggling over interest rates. Your San Diego mortgage company needs to accept your terms before you agree to their loan. Didn’t know you had terms for your mortgage company? Here are several tips to help you negotiate with your loan representative when choosing a company or broker for mortgage refinancing.

If you’re in the process of mortgage refinancing choosing the right lender is one of the most important aspects of your new loan. There are several types of lenders you need to avoid when mortgage refinancing, namely banks and broker banks. Banks and Broker-Banks are exempt from disclosure laws that protect homeowners from abusive lending practices. Never refinance your mortgage loan with a Bank or Broker Bank.

Once you have a San Diego mortgage company or broker that you’re considering there are a number of things you need to discuss with the loan representative. First, tell that person you will pay 1-1.5 percent of the loan amount for the origination and a reasonable loan processing fee. Your loan processing fee should be no more than $400. Next, tell your loan representative that you will not pay any retail markup of your mortgage interest rate. This markup of the interest rate by your mortgage company is called Yield Spread Premium.

Mortgage companies and brokers mark up your interest rate because they receive a bonus from the wholesale lender for overcharging you. For every quarter point you agree to overpay the wholesale lender pays your mortgage company or broker 1% of your loan amount as an incentive for marking up your interest rate. How can you tell if your mortgage rate has been marked up? After you tell your loan representative you will not pay Yield Spread Premium, ask to see the lock agreement from the wholesale lender. Compare this lock to the one your mortgage company provides you and you’ll see any markup of your interest rate.

Florida Mortgage Refinancing: The Basics

Many homeowners in Florida, excited by the recent news that current mortgage interest rates are well under five percent, are seriously considering refinancing their homes.  If this describes you, you will want to learn some basic information about home loans and Florida mortgage refinancing.  Understanding what the various home loans are and how they work will give you the resources you need for selecting the perfect loan for your next Florida mortgage refinance.  

The Florida refinance mortgage rate is quite low at the moment.  On a $200,000 home loan for the borrower with excellent credit, you can find a Florida refinance mortgage rate at around 4.5 percent for a thirty-year fixed rate home loan, and as low as 2.9 percent for a five-year adjustable-rate mortgage, also known as an ARM.  

There are several differences between a fixed-rate home loan and an adjustable-rate home loan that you will want to consider when you go in for Florida mortgage refinancing.  A fixed-rate loan guarantees that you will pay a fixed Florida refinance mortgage rate for the loan term, which can range from fifteen to thirty years long.  This makes it easier to budget for your house payment if you know that the amount will remain basically the same over the life of the loan.  The lowest interest rates, however, come with a Florida refinance mortgage that utilizes an ARM.  An adjustable-rate Florida refinance mortgage means that you will select the term of the grace period when the monthly payment amount will be at the lowest level for the term of the loan.  The grace period for this type of Florida mortgage refinance can range from five to seven years.  After this time, however, the monthly payment will adjust to a higher level based in part on changes in the interest rates, and you will pay a higher amount from this point onward until the loan is paid off.  This sort of Florida mortgage refinance instrument can make sense if you know that you will be making more money when the grace period ends, or if you plan on selling the home before the grace period is up.  

Another money-saving feature that works in conjunction with a mortgage refinance in Florida is to also add in debt consolidation.  Credit card debt is an unsecured debt, and is not allowed as an income tax write-off, unlike the interest paid on a house payment, which is considered a secured debt.  You can save money on variable credit card interest rate hikes by getting a mortgage refinance in Florida that allows you to take out the equity you have earned on your home loan, and then apply that amount toward your credit card debt.  Many homeowners find that their overall monthly payment amounts on this manner of Florida mortgage refinancing is lower than what they currently pay.

Should you refinance your current mortgage? Mortgage refinancing is actually the taking out of a new home mortgage loan to pay off existing mortgage on a property. Mortgage refinancing can save you money over the life of the money you borrowed. You may not be allowed to cash out when the amount of your new loan do not exceed your current mortgage debt plus point and closing costs.

Sometimes the planned savings you will get out of your refinancing comes at a price. Because you need to pay upfront fees including points and closing costs. Beware of lenders who advertise with no closing costs and no points. These deals that other lenders offer may actually charge this fees which roll the costs into the overall loan balance. In some cases they charge a higher interest rate. You should not only concentrate on the interest rate and low fees, but consider other factors.

There is an old adage that said you should not refinance unless the interest rate is at least two percent less than your current rate. But for some homeowners, a one to 1.5 percent is good enough. The number game in your mortgage refinancing should be considered when deciding. Home equity, costs of the new loan, and the length of time you will be staying in your current home should be considered.

These are the typical closing costs that you have to consider when planning for a mortgage refinancing. Application fee, appraisal fee, credit report fee, attorney or legal fees, survey costs, taxes, title search, and title insurance. This is a must to consider so that will not end with more to spend. Remember, you are suppose lower your borrowing and save some money for yourself. Understand and remember all these factors to get a better and informed decision.

After knowing what you need to do first, you can start making your plans. It is very important to do the calculations ahead of time. Is Refinancing Going to Help Save on Your Mortgage?

Are you bogged down in debt?  Are your monthly home mortgage payments rising each year and getting harder and harder to pay?  If this situation sounds familiar, you may have considered refinancing your mortgage.  But, will it help?

When you refinance you’re simply taking out a new loan to pay off the existing one.  It only makes sense to do this if you obtain a lower interest rate enabling you to save money. 

Usually, there are two good times to refinance.  If you have an adjustable rate mortgage (ARM) and you’re faced with a continual interest rate rise.  You can refinance to obtain a fixed rate mortgage and avoid the higher payments.

Even if you already have a fixed rate mortgage, it might pay you to refinance if you can secure a lower interest rate.  If you’re experiencing a cash flow problem and want to refinance to lower the payments by extending the term of your loan this is not a good reason.  With an extended term you’ll be paying more over the years remaining that you own the home.

Calculate the cost of refinancing.  It won’t come free you know.  There are various fees such as points, application and recording fees, title search and PMI fees.  Other closing costs you may have to pay are survey and appraisal charges. 

You usually have to pay for private mortgage insurance (PMI) if the loan to value ratio is greater than 80% of the appraised value.  It’s to your advantage to pay the loan down as soon as possible to avoid PMI.

A cash-out financing arrangement may be suitable if you’re disciplined on how you spend your extra money.  A cash-out deal is when you refinance and borrow more than you owe.  Pay off the existing mortgage and any excess money is yours to use however you wish such as paying off credit card debt.

If you make the decision to refinance, make sure you save enough to recover the cost. It could be just a break-even proposition.  Usually, a good rule of thumb is not to refinance if you plan to move within five years.  It probably will take at least that long to recoup the expenditures.  Calculate this to be sure.

Use a refinancing loan calculator to determine if a new loan is feasible.  Your lender will be happy to let you use theirs or you can access one on the Internet.  They’re easy to use, just plug in the pertinent loan information

Remember that your refinanced mortgage will be secured by a lien on your home.  If for some reason you’re unable to make payments the lender can foreclose and possibly sell your home to pay off the mortgage.

The decision to refinance should not be taken lightly.  Examine each avenue thoroughly.  Educate yourself on each step.  Ask for advice.  If the move is right, it could lift you out of debt and help make you a happy homeowner.
