<p>The basic things about <strong>how reverse mortgages work</strong> are simple. But to get the full idea, a senior has to talk with a counselor, relatives and with the other seniors, who have experiences of how reverse mortgages work in the real life. One good sign is, that the popularity of these loans have grown, even multiplied.</p>
<p>When seniors wonder, how reverse mortgages work, the first thing is to understand, that these loans are always taken against the equity of the home. So a senior must have an own home, where he or she has equity left, because the reverse loan will release that equity and turn it into cash money. The couple can be the borrower and altogether 3 persons, but then all must be owners and fulfil the qualifications. </p>
<p><strong>1. The Minimum Age.</strong></p>
<p>How does reverse mortgage work and what is a reverse mortgage target? The idea is to arrange cash money for American seniors, who are at least 62 and who own their homes, where they live permanently. These people are called cash poor but equity rich. </p>
<p><strong>2. The Reverse Loan As The Only Mortgage.</strong></p>
<p>If a borrower has an usual mortgage left, he has to pay that away with the reverse loan, because a borrower can have only one mortgage at a time. This is a good thing, because it will release more cash for the daily use, because the reverse loan has zero monthly payments. The capital, the interest and all the expenses will be paid away, when the loan will be closed.</p>
<p><strong>3. The Accepted Home Types.</strong></p>
<p>The rules are very flexible and almost all home types are accepted. Only some types of dwellings do not qualify and some type of motor homes have special rules. The accepted home types must meet the FHA property standards and flood requirements. The home must include 1-4 units, with at least one unit for the borrower, they can be single family homes, HUD-approved condominiums or FHA approved manufactured homes. </p>
<p><strong>4. An Obligatory Counseling.</strong></p>
<p>The idea of the obligatory counseling is to protect the seniors and to give them an opportunity to get personal guidance, useful tips about the legitimate lenders and information about the alternative options. The counselors do not try to sell anything.</p>
<p><strong>5. The Income Or Credit Score Requirements.</strong></p>
<p>As said earlier the reverse loan is always taken against the equity of the home, which will be the only guarantee. The law says, that a borrower must take a mortgage insurance, which will cover the costs of the loan, which the selling price of the home cannot cover. So the lender is not interested about the credit score nor the income information, because he will get his share in all cases.</p>

			<content:encoded><![CDATA[<p>With the housing market in turmoil after the sub-prime mortgage crisis and the Federal bail-out of Freddie Mac and Fannie Mae, the basic requirements to receive a mortgage have tightened up. According to at least one real estate financier, to get a mortgage these days you&#8221;practically have to walk on water&#8221;. While this is a bit of an exaggeration, it is true that it&#8217;s far harder to qualify for a mortgage now than it was just two years ago. It&#8217;s not, however, any harder than it was before 2000, when the real estate market went into hyperdrive. According to many professionals in the credit industry, what we&#8217;re seeing is a return to the norm.</p>
<p> So exactly what do you need to get a mortgage these days? Says Patricia McClung, of mortgage giant Freddie Mac, creditors are getting back to the basic three C&#8217;s of mortgage lending &#8211; credit history, capacity and collateral. Here&#8217;s what you need to know about each of those three requirements, and how they&#8217;ll affect your ability to qualify for a mortgage in the current mortgage market.</p>
<p><b>Credit History &#8211; Do you pay your bills?</b></p>
<p> The first C in the mortgage triad is credit history &#8211; yours. While having a spotty credit history won&#8217;t make it impossible to get a mortgage, it will make it more difficult &#8211; and more expensive. Lenders are willing to offer far lower mortgage rates to those with the highest credit scores (760-850) than they&#8217;ll extend to those with lower credit scores. The difference can be astronomical. According to June 2008 figures, lenders were offering an average of 5.9% mortgage rates to those in the highest credit bracket. Those in the lowest bracket that Fannie Mae will accept (580-619) were being offered rates of 9.4%. On a $250,000 mortgage, that&#8217;s a difference in monthly payment of $588. </p>
<p> In order to be considered for a mortgage by most major lenders, you&#8217;ll need a credit score of at least 580, though you may still find some lenders willing to take a risk on someone with a lower credit score, particularly if they really shine in one of the other two C&#8217;s. The problem, of course, is figuring out exactly what constitutes a credit score of 580. There are many different barometers, and even the major credit reporting bureaus use different reporting criteria. Essentially, in order to qualify for a mortgage, you should have:</p>
<p><b>5.</b> no missed or late payments on any credit or utility accounts for at least the preceding 12 months</p>
<p><b>6.</b> a debt to income ratio of .45 or less </p>
<p><b>7.</b> the legal ability to enter into a contract </p>
<p><b>8.</b> no outstanding defaults on credit card or other loans</p>
<p><b>Capacity &#8211; Can you pay your mortgage?</b></p>
<p> In essence,&#8221;capacity&#8221; simply means &#8216;do you earn enough to make the payments on the mortgage you are asking for?&#8217; The typical rule of thumb for deciding capacity is that your mortgage payment should be no more than 28% of your monthly gross income. The debt to income ratio referred to above is another way of determining capacity to pay. Follow these steps to calculate your debt to income ratio:</p>
<p>Add up all your sources of income (before taxes) for the month.<br />Add up your monthly debt. Include all credit card payments and loan payments, including student loans and car loans. Add in your calculated housing costs, including mortgage, insurance, private mortgage insurance and property taxes.<br />Divide your debt by your income to get a debt to income ratio.</p>
<p> Over the past several years, the acceptable debt to income ratio has crept up as high as .65, but .45 seems to be the new golden number. </p>
<p> Capacity also can include your savings. Most lenders will require that you have the equivalent of six months housing costs in savings in order to approve your mortgage.</p>
<p><b>Collateral &#8211; What have you got?</b></p>
<p> The final C in the mortgage algorithm is collateral. In banking terms, collateral is something that you own that will be used to &#8216;secure&#8217; the loan. When you make a secured loan like a mortgage, you are agreeing that if you fail to make payments as agreed upon, the lender can take possession of the collateral and sell it to recover their loan. With a mortgage, the house that you&#8217;re buying serves as collateral. If you don&#8217;t make the payments as required, the bank or lender may sell the house in order to get their money back. </p>
<p> The amount of the down payment you make is counted as part of the collateral value. While zero down mortgages were not unusual over the past several years, you can expect most lenders to require a down payment of at least five percent of the purchase price of the home. It&#8217;s more common for them to require fifteen to twenty percent down on your home. In general, if you put down less than twenty percent on your home, you will have to carry private mortgage insurance (PMI). PMI guarantees repayment of the mortgage if you should default on the mortgage.           </p>

There are a whole lot of benefits in reverse mortgages that could be very welcome as far as you are concerned when you are in need of money.</p>
<p>&#13;Reverse mortgages have been found to be a reasonable solution to many problems for many people. When there are funds required for home improvement or funds for medical aid, etc, people find that they get the funds required though reverse mortgages without really paying for it. At times there are fees involved that can actually reduce the amount that is paid to the house owner and the amount is far smaller than the loan required.</p>
<p>&#13;One has to be at least 62 years old to qualify for a reverse mortgage and generally there are no checks like credit or other checks that are carried out. Mobile homes however, do not qualify for a reverse mortgage. Homeowners can be single or a couple and those who have some equity on their home will be able to get this based on whether they own or not only. But if money is owed through a lien or some other mortgage, then it needs to be paid off using the reverse mortgage and if that amount is insufficient, then your personal savings will have to be used.</p>
<p>&#13;Another point to keep in mind is that if there is an ongoing case for bankruptcy filed then getting the reverse mortgage will be delayed till the case is over. This is because it needs to be confirmed that the house is not part of any bankruptcy claims and the owners will continue to be title holders of the house.</p>
<p>&#13;An additional option is where the local or state government actually helps fund the reverse mortgage and this becomes an additional option. Most of these mortgages which are taken are backed by the FHA. This provides that if the homeowner dies or moves out of the house and the proceeds are not enough to cover the cost of the reverse mortgage, then the FHA will ensure that the balance funds are cleared by them.</p>
<p>&#13;Many lenders and governments give out reverse mortgages and if you meet the criteria then you could benefit from it and make your life a little more trouble free. That&#8217;s the basic promise that reverse mortgages give you &#8211; to make your life a little bit easier when you need to pay money for something.</p>

<p>FHA loan qualifying  requirements have been relaxed as part of the Federal government&#8217;s Housing and Economic Recovery Act, 2009. The purpose of the act is to provide some relief for home owners affected by the subprime housing finance crisis, and to help stabilize the housing market overall.</p>
<p>Relaxing the FHA mortgage requirements will allow more FHA insured mortgages to be issued, and in some parts of Florida, will allow FHA loans to be issued for higher priced properties than was previously allowed.</p>
<p>If you are like most suffering from mortgage stress, you should see whether the new FHA mortgage loan requirements will allow you to qualify for an FHA insured mortgage loan</p>
<p><strong>Qualifying for an FHA Loan is easy</strong></p>
<p>1. Age &#8211; you must be above the minimum age required to sign a FHA mortgage loan in your state. There is no maximum age limit for FHA qualifying.</p>
<p>2. Citizenship &#8211; you are not required to be a citizen in the USA, however  you must be a permanent resident of the USA legally paying US taxes.</p>
<p>3. Social Security Number &#8211; FHA Loans require you will require a valid Social Security Number; a Tax ID number is not sufficient.</p>
<p>4. You must have a at least 3.5% down payment (and you must be able to finance the closing costs of the FHA mortgage loan.</p>
<p>5. The property in question must be a residential home consisting of 1-4 units</p>
<p>6. The homes value cannot exceed the allowable maximum FHA loan limits for your area and the type of dwelling.</p>
<p>7. You will need to meet the FHA mortgage lender&#8217;s qualification requirements for an FHA mortgage loan. The requirements for FHA loans are generally more lenient than standard mortgage qualification requirements.</p>
<p>8. Qualifying Credit Score &#8211; you do not need to have a good credit score to obtain an FHA mortgage loan. FHA mortgage lenders cannot reject an FHA mortgage applicants because of having no credit history. If you have declared bankruptcy in the past, or have a past foreclosure, there will be some additional requirements before you can qualify for an FHA loan.</p>
<p>9. FHA  Income requirements &#8211; FHA has no minimum or maximum income requirement for FHA loan qualifying.</p>
<p>10. FHA Debt-To-Income Ratios &#8211; With an FHA loan you can use up to 35% of your Gross monthly income or before tax income towards housing, and up to 50% of your gross monthly income on the combination of housing plus all other monthly payments on your credit report.</p>
<p>11. FHA Down Payment &#8211; you will need a 3.5% down payment, but this can be in the form of a grant or gift.</p>
<p>12. Seller paid Closing Costs &#8211; you will need to be able to pay the closing costs of the FHA loan, but with FHA the seller can pay up to 6% to cover your closing cost including prepaid taxes and homeowners insurance.</p>
<p><strong>Other FHA loan Advantages Include:</strong></p>
<p><strong>Minimal Down Payment and Closing Costs. </strong></p>
<p> Down payment less than 3.5% of Sales Price  Gift for down payment and closing costs allowed.  No reserves or required.  FHA regulated closing costs.  Seller can credit up to 6% of sales price towards buyers costs.
<p><strong>Easier Credit Qualifying Guidelines such as:</strong></p>
<p> Minimum FICO credit score of 540. FHA will allow a home purchase<strong> 2 </strong>years after a <strong>Bankruptcy</strong>.  FHA will allow a home purchase  <strong>3</strong><strong> </strong>years after a <strong>Foreclosure</strong>. 
<p><strong>Easier Debt Ratio &amp; Job Requirement Guidelines such as:</strong></p>
<p> Higher Debt Ratio&#8217;s than other home loan programs.  Less than two years on the job is allowed.  Self-Employed individuals o.k.
