As home values drop, more home owners are turning to mortgage refinancing to help them get through difficult times. Some homeowners are facing balloon payments, or a reset in interest rates when a fixed rate mortgage becomes an adjustable rate mortgage. Still others hope to refinance a mortgage to pull some cash out of their home equity in order to pay other bills, make investments, pay for education or add to their savings.

Whatever the reason for wanting to refinance a home mortgage, there are some simple facts that hold true — chief among them is that your credit score will have a major impact on the process.

While many lenders were willing to overlook a questionable credit score for home refinancing just a few short months ago, these days they’re taking a much harder look at borrowers’ credit ratings, credit history and credit score. If you’re hoping to refinance your home mortgage, you can expect that your credit score will play a role in whether you can borrow, how much you can borrow and what rating you’ll be offered.

Those with High Credit Scores Are More Likely to Be Approved for Refinancing

Your credit score is determined by several different factors which may include your payment history on bills, your salary, and your debt to credit ratio— even how long you’ve been in your current job. Most lenders view your credit score or credit rating as the best indicator of how likely you are to repay your mortgage. These days, lenders are a lot more careful about the loans that they make, so they’re looking carefully at those credit scores and tightening up their lending guidelines.

Your Credit Score Will Affect Your New Interest Rate

The biggest reason that most people seek to refinance a home mortgage is to get a better deal. Usually, that means a lower interest rate. The better your credit score, the more likely it is that you’ll be offered a refinance at the lowest rates the lender offers. These days, those low interest loans tend to be reserved for borrowers with credit scores that are higher than 780.

If your credit score is lower than that, you may still be approved for a new mortgage, but you can expect to pay interest rates that are considerably higher. Keep in mind that when you’re refinancing a mortgage, even a few tenths of a percentage point in the interest rate can add tens of thousands of dollars to your repayment amount.

How to Get a Lower Interest Rate with a Low Credit Score

Low credit score is a relative term these days. People who would have easily been able to refinance a mortgage a couple of years ago will find it more difficult since the fall in housing values and the lending crisis. If you’re in the market to refinance your existing mortgage, though, there are ways that you can get a lower interest rate if you’re willing to do a little work.

Check Your Credit Score

Start by knowing your credit rating with all three credit rating agencies. That will give you a starting point so that you know whether your credit rating is good, bad or indifferent. Improve Your Credit Score

Yes, you can improve your credit score if it’s low, and you should definitely do so if you don’t need to refinance right away. Start by checking your credit reports for any inaccuracies and insisting on corrections by the scoring agency if your find any. Once you’ve corrected any misinformation on your credit report, you can also work to rehabilitate it.

If you’ve missed payments in the past, set a goal to make all payments on all your credit cards and loans on time each month. If necessary, eliminate credit cards that may be “cluttering” your credit report — and costing you monthly fees. Clear up smaller credit cards and bring down the balance on outstanding credit cards. If you do all of those things before you make an application, you’ll be applying for a mortgage refinance with the best possible standing.

Shop Around for the Best Rate

Keep in mind that every lender sets its own policies with regards to lending. The quote you get from one bank or finance company might be higher than one you’d get from a different lender. If you’re applying to refinance your mortgage, don’t settle for the first quote that you’re offered. Instead, check with several different lenders and ask for quotes on a refinance mortgage. That way you’ll get a variety of loans from which to choose and you can decide which will be the best for you.

Five Tips to Improve Your Credit Score

If you’re applying for a mortgage or any other kind of loan, it is important to have a solid credit score. If your credit score is low, you’ll be offered a much higher interest rate. If it is extremely low, you might not qualify for a mortgage or other kind of loan at all. Millions of people in the United States have low credit scores, and unfortunately, few people are working to change that. If your credit score is low, do all that you can to begin that climb toward a perfect score. Here are five tips you can use to start on that journey to better credit:

Tip #1: Close old accounts.

When your credit score is figured out, one of the things they take into account is your debt potential. Sure, you might not have much debt today, but if you wanted to, how much debt could you accumulate over the next few hours? For example, if you have three credit cards, each with a limit of $10,000, your debt potential is $30,000. That’s pretty high, even if you are only carrying balances on two of those cards and the total of those balances is under $500. So, if there are cards you are not using, close them. Don’t forget that store credit cards, like the ones they get you to sign up for in order to get a percentage off of your purchase, also contribute to this debt. Make sure that you close the accounts if you don’t want them – cutting up the card isn’t enough.

Tip #2: Negotiate with lenders to pay old debts.

Are you having trouble paying an old credit card bill or other kind of loan? Maybe you have a $5000 doctor bill from five years ago before you had health insurance. Maybe you bought a car and still owe money on it, even though you crashed that car and it is now a pile of scrap metal. These kinds of debts are weighing you down, and it is tempting to pay other bills first and pay these only if you have some extra money lying around. Don’t fall into that trap! Instead, call lenders and work out a payment plan that works for you. If you can’t pay off the debt all at once, ask if they are willing to reduce the debt a bit if you pay it off more quickly. Or, if you can’t afford that, as if they will accept lower monthly payments if you pay a higher interest rate over time. The goal here is to pay your debts on time every month, whatever that payment plan will be.

Tip #3: Check for mistakes.

You should be checking your credit score annually for mistakes. Yes, mistakes happen, even on such an important document as your credit history report. Because of basic human error, numbers get entered incorrectly quite easily. This means that you could be listed as having $100,000 worth of debt instead of $10,000 worth of debt! Even worse, if the person enters the social security number incorrectly, you could be listed as having debt when you don’t have any at all. The errors can also come directly from your lenders, or they could be a result of identity theft. No matter how they happened, check your credit score annually to clear up the problems.

Tip #4: Ask for help.

A financial professional is your best bet for raising your credit score significantly. If you’re just not good with money, it might be time to admit that and ask for help. A financial professional and recommend a budget plan that works for you, as well as help you negotiate your bills with lenders or, if it is in your best interest, consolidate your loans.

Tip #5: Avoid foreclosure.

Foreclosure wreaks havoc on your credit score, and that information remains on your credit history for seven years n most cases. Instead of allowing your home to be foreclosed, it is a much better option to try to sell it yourself. That isn’t always possible, be f you foresee money problems in your future, do your best to get your home on the market and sell it in order to repay your own mortgage. It is better than the bank doing it for you!

Of all of the tips above, there is one financial tips that is even better – be proactive about your financial history. Although dealing with money can be difficult, if you are responsible from the start, you should be able to keep your credit score fairly high.

Effective Ways To Fix Your Credit Score

Having a good credit score is very important in today’s world. It allows you access to credit at lower interest rates, which means you can obtain better mortgage, auto, and business loan rates. By having a higher score, you can lead a better life with access to more opportunities.  This is why people work hard to maintain their credit score.   Luckily, if you have a bad score there is always time to improve it.

If you are plagued with bad credit and now want to make a serious attempt to improve it, there are simple things you can do.  Why many people may promise you they can improve your credit over night, that is simply impossible to do. That being said, just doing a few things can get results in a relatively short time, usually a few months to over a year.

Repairing bad credit requires patience.  By increasing your credit score, you can improve your life and provide better opportunities to you and your family.  So it is well worth the effort. Before you start repairing your credit, understand fully why it is important.  Landlords, creditors, banks, insurance companies, and even potential employers rely on your credit score to make decisions.  If you have a low score, you are losing out.   Even when you get credit, it is often provided to you with extremely high interest rates.  Usually, this puts you even further into debt and the whole thing becomes a vicious cycle.  As you can see, a high credit score is very important.

The first thing you need to do is determine what your credit status currently is.  You can receive a free annual credit report as provided to you under current Federal laws.  Also, I recommend accessing your FICO score.  Your FICO score is determined by information found on your credit report and is used by lenders to make quick decisions on your eligibility for credit.

The next step to improve your credit is to start tacking your debts.  Make payments every month.  Late payments produce a negative credit history, which is reflected in your credit score.  Also, pay more the minimum.  Pay as much as you can.  This will differ from person to person, depending on your financial status. The idea is to reduce debt load over time.  By doing so, you will improve your debt to income ratio and your credit score will go up.

Since you have a low score, you more than likely have a history of late payments, defaults, and excessive debt.  You have to change this trend.  Keep in mind that companies don’t just report negative information to credit bureaus.  They also report when you make a payment on time.  So by making payments, you create a positive credit history.  Since FICO weighs recent credit and payment activity more than older activity, your score will improve over time even though your negative payment history will remain.

After a certain period of time, older credit history has little effect on a credit score. This provides hope for those who have bad credit, as you simply have to reverse your habits to improve your situation.   Simply stick with the plan of paying on time and paying down your debts.  You will see positive results and your life will be better because of it.
