Having a blemish on your credit report can lead people to believe that it will be impossible for them to obtain a mortgage or refinance the mortgage on your current home.

Although having less than perfect credit can be a challenge, all hope is not lost.

There are mortgage lenders out there, and many of them, specialize in doing mortgages for customers with challenged credit. These lenders are known as sub prime lenders.

You may not be familiar with sub prime lenders because they are not the type of institution to set up shop on every street corner like the banks. They are known as wholesale lenders.

Sub prime lenders deal with all kinds of special and unique situations. Whatever your financial situation may be, there is a good chance that there is a lender out there with a mortgage program for you.

For instance, sub prime lenders have mortgage programs for people with poor payment history, people who have had bankruptcies, people who are in foreclosure and are looking to be bought out, etc. Over all, if your credit history is not the best, you will most likely have to go with a sub prime lender.

My suggestion to you would be to find a mortgage broker to shop around for the best possible mortgage program for you.

A broker is not a lender, their job is to guide and educate you through the loan process. Most brokers have a contact list too literally hundreds of mortgage lenders across the United States including sub prime lenders. Allow for the broker to assess your financial situation, than fit you into a mortgage program that you both can agree on.

The down side to dealing with a sub prime lender is the interest rate. You can count on it being high. If you have bad credit, the lender will see you as a high risk customer, and the penalty you pay for being considered a risk is in the interest rate.

The point is this, regardless of your credit issues, there most likely is a mortage lender out there who will deal with you, just make sure the deal you agree on is in your best interest and not in the best interest of the broker or the lender.

When deciding to purchase a home or refinance your existing one, always do your homework. Continue to educate yourself so you know what to expect moving forward. And don’t be afraid to shop around for the best deal out there. Just because your credit isn’t in the greatest shape does not mean lenders won’t be competing for your business, because they will.

Your credit can be repaired over time if you pay all of your bills on time, so make this a goal and start working toward it.

With the general tightening in Mortgage lending criteria many people are finding it extremely difficult to get a Mortgage, but with a little bit of inside knowledge you can help smooth the way for your Mortgage application to be approved. So whether you are worried about your Mortgage application or not take a look at the 5 quick easy things you can do to give your Mortgage application every chance of success

Tip 1: Get a copy of your credit report from Equifax or ExperianQuick and relatively inexpensive, getting a copy of your credit report before you make an application can make a world of difference. When looking at their credit report some people find that their credit rating isn’t as good as they expected. This can be for a variety of reasons. Perhaps, they aren’t on the electoral role, perhaps they are still associated with an ex-partner , perhaps their rating is being affected by a previous occupier of their address, perhaps one of their creditors has made a false entry on their report. It does happen. By knowing where you stand you have the opportunity to do something about it before your potential lender gets concerned. Talk to the credit reference agency about how to make changes or corrections to your credit report

Tip 2: Get your facts right and your paperwork in orderWhen your potential lender asks you about your income or your outgoings as part of a Mortgage application they do not want you to guess, they want you to give them accurate facts and figures. If you don’t and they find out at best it will delay your application, at worst it will result in your application being declined. So do yourself a favour, get your facts straight in terms of your income and your financial commitments from the beginning. Also, make sure you get your paperwork together. It’s likely that your lender will need evidence of your income so get your payslips and your P60 ready. If you don’t have them then you can’t prove your income and if you can’t do that your Mortgage lender will decline your application

Tip 3: Check the Lender’s underwriting Criteria and go through an affordability calculatorYou can save a lot of time and heart ache by talking to the lender you intend to apply with before you actually apply. Different lenders have different underwriting criteria and as such will be willing to accept different circumstances. If you have something you are concerned about ask the lender what their reaction to it would be so you can judge whether to apply with them or another lender. Also, ask to go through an affordability calculator with them. It takes 5 minutes and the lender should be able to give you an idea of whether you would be accepted before you make any commitments

Tip 4: Get your finances in orderAll the financial commitments you have elsewhere will be taken into consideration as part of your Mortgage application. If you have credit facilities which you are not using with other banks/lenders it could go against you. 7 things you need to know to get a refinance.

Refinancing your home loan is not an easy task, especially if you are not into refinancing on a regular basis. In order to refinance your mortgage effectively you’ll need to know certain things to make the process as simple and smooth as possible. From my years of experience in the banking industry, here are the seven main things you need to know to get a refinance:

1) Equity: equity in the home often a problem in these times. The fact is that with the current mortgage crisis declining home values have been seen throughout the country. To be able to qualify for refinancing, homeowners must have at least 8.25% of equity in their homes. The first 6% is to cover closing costs and the other 2.25% because the maximum loan to value a loan can be done is at 97.75%.

2) Rejection Rate: although more and more people want to refinance, the truth is that most will be declined. In fact more than 75% of the people that apply for a loan get rejected. With proper documentation and minimum requirements you could be one of those approved.

3) FICO Score: While 680 is considered good, more and more banks are leaning towards a 740 credit score to make lending decision that will provide the borrowers with the lowest interest rate in the market. Anything under 740 will most likely result in higher interest rates, and as result higher monthly payments.

4) Percentage Point: often the interest rates may look attractive, but it’s recommend that you carefully examine your finances or your financial situation so that, from this analysis you can determine which is the best time to refinance. On the other hand, if your mortgage rate is higher than current rates, this is a good sign that a refinance may be beneficial to you. It’s important to keep in mind that when taking a jumbo loan (one that is above conforming limits), interest rates could be higher than the current lowest.

5) Fee Paying Options: The fees associated with closing a refinance can change from one bank or borrower to another. As an example let’s say you are looking to refinance a $300,000 mortgage, closing cost could be around the $7,000 area in closing costs. Given this example, borrowers have three main options for the payment of such fees. Those who have enough money can pay the fees up front. For those who might not have all the money to cover all the closing costs a high interest rate will result in less closing cost and therefore might be more affordable. The last choice but not the worst would be to include closing cost into the loan itself; this normally works great for borrowers who cannot afford the closing cost at all. What we recommend is to talk with your mortgage lender about the different possibilities and how you may benefit from each depending your situation and goals.

6) Shop Shop Shop: every lender is different. Some lender might offer certain fees, rates and accommodations while others may not. On the other hand if you are rejected by one bank you can also go to another bank and get approved, simply because one bank chooses not to do a loan, it doesn’t mean that all banks will choose to deny your loan. The main point is to shop around and get as many opinions as possible before making a decision.

7) Be Patient: There is a phrase that says: “Patience is a virtue”, it’s time to put this phrase into practice. Most banks have waves and waves of applicants looking to refinance. Some loans may take more time than other, and this doesn’t mean that your loan will not get approved; it just means that it might take longer than normal to get it closed.

So there you have it, 7 things you need to know when looking to get a refinance. Keep these tips in mind the next time you consider refinancing your home.

A Few Things That You Should Know About Mortgages

There are a few things that you need to know about mortgages in order to be able to compare them. Because buying a home isn’t always easy, and you need to know at least the basics of mortgages in order to get a decent deal.

So here they are, waiting to be read:

You need to know what a principal is. It’s rather simple really; the principle is the amount you intend to borrow in order to buy your house. So in essence it’s just the house price minus your down payment. When you talk to a bank, they will tell you how much they are prepared to loan you once they have looked at your credit score and overall income. Simple eh?

Next, you need to know what type of mortgage you intend to get. Traditionally, mortgages are split into two different categories; Mortgages with a fixed interest rate and mortgages with an adjustable interest rate. It’s easy to figure out what they mean, but I’m going to go ahead and tell you anyway, for a reassurance. With a fixed rate, you pay the same amount every month as long as you can carry the loan. Normally this rate is a little higher than the adjustable rate starts at, but getting a fixed rate is the safer option. With an adjustable rate, you will probably get a smaller rate to start with but it could rise with the market. Obviously this is more risky – you will have to weigh up your options and offers and see what feels right.

But nowadays there are more options – they are mainly just mixes of the first two. A 3 year fixed rate followed by an adjustable rate, or where you choose the amount you want to pay. Just make sure you tell the lender how much you are willing to pay each month and what your risk tolerance is.

Remember to take a good look at the interest rate. Some could be low rates per month but get higher so you need to make sure that you fully understand what is going on. If you choose to have an adjustable rate, make sure you know what the risks and probabilities are.

Make sure you can comfortably afford the monthly payment – putting it too high in order to try and pay it off a bit quicker is a stupid move, because you don’t want to sacrifice too many luxuries for a year without a mortgage. But also, bear in mind that you can’t just choose a loan which boasts a very low monthly payment – because there are complications. Interest – only mortgages usually boast very low monthly charges but they won’t reduce your principal – even after years of paying interest, you will still owe as much as you did at the start.

The real trick to getting a loan is to realize what you are getting yourself into, and make sure you fully understand the rate and terms.

So, is reverse mortgage the best loan option for you? It really depends on your needs. This loan my not work for everybody but it is a good option that should be explored. It is highly recommended to seek advice from a professional financial advisor before you take out a reverse mortgage.
